Dinard, the town
Dinard covers 7.8 km², lies between 0 and 56 m above sea level and had 10,772 inhabitants in the 2023 census.
Dinard is a French commune situated in the Ille-et-Vilaine département, in the Bretagne region. It is a renowned seaside resort, particularly among British and American visitors, known for its Belle Époque villas and the Festival du film britannique which has been held there every year since 1989. With its many listed villas dating from the 1900s and 1910s, its casino and its cultural events, it is considered one of the most prestigious seaside resorts in France, which displayed, in the late 2010s, one of the highest levels of tourist footfall among French towns of one thousand to ten thousand inhabitants, according to a study.
A little history
The history of Dinard is linked to the legend of King Arthur. Indeed, according to the legend, King Arthur is said to have landed on the shores of Dinard in 513 to build a fort there (hence the supposed etymology of the town, fort d'Arthur) and to found the locality of Dinard. Dinard is mentioned in the Roman d'Aiquin, a chanson de geste from the twelfth century. This epic narrative features the Archbishop Ysoré de Dol, an ally of Charlemagne, retaking the château de Dinard from the Normans with the use of Greek fire.

Selling in Dinard
Pricing in Dinard starts by placing your property inside the €4,675 to €6,714 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 328 sales a year, Dinard absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Dinard property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Dinard
Reading the €4,675 to €6,714 band is a buyer’s main tool in Dinard. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
