A little history
The origins of Saint-Laurent date back to the creation, in the 11th century, of a hospice intended for travellers and placed under the protection of Saint-Laurent. The village developed around the hospice and the activity of the ford on the Var. Gueyeurs were responsible for carrying travellers on their backs across to the other bank of the Var until the construction of a bridge in 1792. Most of the time, travellers and merchants used the ferry, which made it possible to carry heavier loads, vehicles and pack or draught animals. Saint-Laurent-du-Var is the first small town in France in Provence when coming from the east, a historic frontier town with the Comté de Nice.

Selling in Saint-Laurent-du-Var
Pricing in Saint-Laurent-du-Var starts by placing your property inside the €3,750 to €5,621 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 555 sales a year, Saint-Laurent-du-Var absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Buying in Saint-Laurent-du-Var
Reading the €3,750 to €5,621 band is a buyer’s main tool in Saint-Laurent-du-Var. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
