Saint-Étienne-de-Tinée (Sant Estève de Tiniá in Alpine Occitan, pronounced Sant Estève de Tignò [sant es.ˈtɛ.ve de ti.ˈɲɔ], in Italian Santo Stefano di Tinea) is a French commune situated in the Alpes-Maritimes department, in the Provence-Alpes-Côte d'Azur region. This commune was also known as Saint-Étienne-aux-Monts in the 19th century. Its inhabitants are called les Stéphanois.

A little history

Named Sancti Stephani Tinænsis by the first Christians. A charter dated 1066 confirms that a village by the name of Sancti Stephani Tiniensi existed and its lands were ceded to the cathedral of Nice. It was in the 17th century that the village took its current name, then in the 19th century until 1860 it was named Santo-Stefano Monti by the Italians. Saint-Étienne-de-Tinée has a long history. The village and its lands formed part of the seigneury of the Thorame-Glandevès. It then passed to the Faucon de Glandevès in the 13th century, and in the 14th century to the Balb de Saint-Sauveur.

Selling in Saint-Étienne-de-Tinée

Pricing in Saint-Étienne-de-Tinée starts by placing your property inside the €4,465 to €6,870 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 113 sales a year, Saint-Étienne-de-Tinée is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Saint-Étienne-de-Tinée property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Saint-Étienne-de-Tinée

Reading the €4,465 to €6,870 band is a buyer’s main tool in Saint-Étienne-de-Tinée. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
