Saint-Cloud, the town
Saint-Cloud covers 7.6 km², lies between 28 and 164 m above sea level and had 29,855 inhabitants in the 2023 census.
Saint-Cloud ([sɛ̃klu]) is a French commune situated in the département of Hauts-de-Seine, in the Île-de-France region. It is an affluent residential town in the Parisian suburbs, on the edge of and on the left bank of the Seine. It is principally known for the parc de Saint-Cloud which it is home to.
A little history
The site was occupied during the Gallo-Roman period by Gaulish speakers, as evidenced by the word Noviocentum, meaning "Nouvel habitat". In the 6th century, the hermit Clodoald, grandson of Clovis and son of Clodomir Ier, king of Orléans, withdrew from the power struggles led by his uncles by settling at Novigentum, on the banks of the Seine, a hamlet then populated by woodcutters and fishermen. He founded a hermitage there where he died in 560. A disciple of the hermit Séverin de Paris, he had a monastery built there, of which one wall still remains (place du Moustier).

Selling in Saint-Cloud
Pricing in Saint-Cloud starts by placing your property inside the €5,692 to €7,470 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 374 sales a year, Saint-Cloud absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Saint-Cloud property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Saint-Cloud
Reading the €5,692 to €7,470 band is a buyer’s main tool in Saint-Cloud. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Start with BriveoHow the Saint-Cloud market is moving
Over the last twelve published months the median apartment price moved by +0.6 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Saint-Cloud. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Rueil-Malmaison sits 14 % below and Neuilly-sur-Seine 62 % above. Those are the gaps a buyer widening their search area actually meets.
