A little history
From Antiquity, the territory of Roquebrune was settled by Roman occupants, as evidenced by the traces of Roman presence that remain there. The Via Augusta, the coastal road that linked it to Rome, passed through it, and two milestone markers were found there. The first is dedicated to the emperor AUGUSTE and dated to 12 BC. The second is dedicated to Caracalla and dated to the years 212 to 213 AD. The latter is preserved at the Musée d'Anthropologie de Monaco. As was customary among the Romans, a large funerary monument was built, probably in the 1st century AD, alongside the Roman road.

Selling in Roquebrune-Cap-Martin
Pricing in Roquebrune-Cap-Martin starts by placing your property inside the €5,000 to €7,567 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 520 sales a year, Roquebrune-Cap-Martin absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Buying in Roquebrune-Cap-Martin
Reading the €5,000 to €7,567 band is a buyer’s main tool in Roquebrune-Cap-Martin. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
