They encompass a large part of the former 2e arrondissement and a small part of the 1er.

Selling in Paris 9e Arrondissement

Pricing in Paris 9e Arrondissement starts by placing your property inside the €9,231 to €12,365 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 1,164 sales a year, Paris 9e Arrondissement absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Paris 9e Arrondissement property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Paris 9e Arrondissement

Reading the €9,231 to €12,365 band is a buyer’s main tool in Paris 9e Arrondissement. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
