Paris 5e Arrondissement, the town

Paris 5e Arrondissement covers 2.5 km², sits at 0 m above sea level and had 55,252 inhabitants in the 2023 census.

The 5th arrondissement of Paris covers the greater part of the Quartier latin, built by the Romans in Antiquity. It is situated on the left bank, on the edge of the Seine. It is bordered to the north by the Seine and the 4th arrondissement, to the west by the 6th arrondissement, and to the south by the 14th and 13th arrondissements.

A little history

The construction of the Roman city (Lutèce) dates from the 1st century BC. It followed the conquest of the Gaulish settlement (perhaps situated on the territory of the present-day commune of Nanterre) by the Romans. The Roman city was then organised around the cardo maximus, a north–south axis found in all Roman plans, now the rue Saint-Jacques, according to a plan made up of perpendicular streets.

Selling in Paris 5e Arrondissement

Pricing in Paris 5e Arrondissement starts by placing your property inside the €10,185 to €13,492 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 920 sales a year, Paris 5e Arrondissement absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Paris 5e Arrondissement property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Paris 5e Arrondissement

Reading the €10,185 to €13,492 band is a buyer’s main tool in Paris 5e Arrondissement. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.
