Paris 1er Arrondissement covers 1.8 km², sits at 0 m above sea level and had 15,114 inhabitants in the 2023 census.
The 1st arrondissement of Paris is one of the most central arrondissements in the historic heart of Paris. It includes one of the oldest districts of the city, the quartier des Halles, which dates from the very beginning of the Middle Ages. The 1st arrondissement is bordered to the south, beyond the Seine, by the 7th and 6th arrondissements, to the west by the 8th arrondissement, to the north by the 2nd arrondissement and to the east by the 3rd and 4th arrondissements.
A little history
The 1st arrondissement, known as the arrondissement du Louvre, was created by the law of 16 June 1859, at the time of the extension of Paris up to the enceinte de Thiers, giving rise to a new division. Thus, the 1st arrondissement was created from part of the former 1st, 2nd, 3rd, 4th, 5th and 11th arrondissements. At its creation, the 1st arrondissement was bordered to the east by the boulevard de Sébastopol, to the west by the place de la Concorde, the rues Saint-Florentin and Richepance.

Selling in Paris 1er Arrondissement
Pricing in Paris 1er Arrondissement starts by placing your property inside the €10,386 to €14,966 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 281 sales a year, Paris 1er Arrondissement absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Paris 1er Arrondissement property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Paris 1er Arrondissement
Reading the €10,386 to €14,966 band is a buyer’s main tool in Paris 1er Arrondissement. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
