A little history

The first hotel in the resort, the Mont Charvin, dates from 1902, but at that time skiing did not yet exist and the "outsiders" who knew Notre-Dame-de-Bellecombe came only in summer. It was in 1920–1921 that the baronne de Rothschild began staying in Megève, where the first skiers made their appearance. From 1922, several people began to invest in tourism in Notre-Dame-de-Bellecombe. In 1924, the first cable car was built in Chamonix, the Aiguille du Midi.

Selling in Notre-Dame-de-Bellecombe

Pricing in Notre-Dame-de-Bellecombe starts by placing your property inside the €4,125 to €5,486 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 50 sales a year, Notre-Dame-de-Bellecombe is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Notre-Dame-de-Bellecombe property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Notre-Dame-de-Bellecombe

Reading the €4,125 to €5,486 band is a buyer’s main tool in Notre-Dame-de-Bellecombe. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
