Montrouge, the town
Montrouge covers 2.1 km², lies between 67 and 85 m above sea level and had 46,324 inhabitants in the 2023 census.
Montrouge [mɔ̃ʁuʒ] is a French commune situated in the département des Hauts-de-Seine in the Île-de-France region, in the arrondissement d'Antony, to the south-west of Paris, forming part of the métropole du Grand Paris created in 2016.
A little history
The Montlhéry, the family to which the supposed eponymous lord Guy le Rouge belongs, are a cadet branch of the Montmorency, initially allies of the Thilbaldiens, who disputed supremacy with the Capetians until 1284. The lands of Guy le Rouge, a man long influential at Court who was related to his rival Guillaume Ier de Garlande and to Queen Bertrade, fell into commise for debts into the hands of the young Capetian Louis le Gros, who had succeeded his father in 1108 after divorcing Lucienne de Rochefort, the daughter of Guy. The relative silence of the sources on Montrouge until the end of the 13th century suggests that the place remained sparsely inhabited for a long time.

Selling in Montrouge
Pricing in Montrouge starts by placing your property inside the €6,071 to €8,177 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 704 sales a year, Montrouge absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Montrouge property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Montrouge
Reading the €6,071 to €8,177 band is a buyer’s main tool in Montrouge. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

No five-year reading is available for Montrouge. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Rueil-Malmaison sits 23 % below and Neuilly-sur-Seine 46 % above. Those are the gaps a buyer widening their search area actually meets.
