Marlhes [maʁl] is a French commune situated in the département of Loire, in the Auvergne-Rhône-Alpes region. It is part of the parc naturel régional du Pilat. Its inhabitants are called the Marlhiens or the Marlhésiens and nicknamed the Marlhous.

A little history

The parish of Marlhes is mentioned in charters of the prieuré de Saint-Sauveur-en-Rue as early as 1080. It was part of the Forez and the diocèse du Puy-en-Velay until the end of the ancien régime. Marlhes is the birthplace of Marcellin Champagnat (1789–1840), founder of the Marist schools present on several continents, canonised on 18 April 1999 by Jean-Paul II. On 22 July 1948, l'abbé Dorna composed the Marlhésienne, the commune's hymn, which was performed by the clique de la sapinière and later by the musical ensemble present since 2007.

Selling in Marlhes

Pricing in Marlhes starts by placing your property inside the €322 to €1,185 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 29 sales a year, Marlhes is a narrow market. Pricing rests on the property itself far more than on any local average, and the right buyer may take time to appear.

Briveo values your Marlhes property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Marlhes

Reading the €322 to €1,185 band is a buyer’s main tool in Marlhes. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

The negotiation turns on the property itself and on comparable sales nearby (works, energy rating, aspect, charges).

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
