Fontenay-aux-Roses, the town
Fontenay-aux-Roses covers 2.5 km², lies between 58 and 164 m above sea level and had 24,070 inhabitants in the 2023 census.
Fontenay-aux-Roses (pronounced [fɔ̃tnɛoʁoz]) is a French commune in the département of Hauts-de-Seine in the Île-de-France region, in the arrondissement of Antony, to the south-west of Paris. It is situated eight kilometres from the cathédrale Notre-Dame de Paris.
A little history
In 1168, this seigneury belonged to the abbaye Sainte-Geneviève de Paris. The commune was for a long time no more than a hamlet of Bagneux. When this outlying settlement became large enough to have its own church at the end of the 13th century, it continued to be called Fontenay-sous-Bagneux. It was not until the middle of the 17th century that the village acquired nominal autonomy and became Fontenay-aux-Roses, but for a long time its history was bound up with that of the "village mère" and with that of Paris, whose ties and interdependence with the suburbs are considerable.

Selling in Fontenay-aux-Roses
Pricing in Fontenay-aux-Roses starts by placing your property inside the €3,787 to €5,111 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 222 sales a year, Fontenay-aux-Roses absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Fontenay-aux-Roses property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Fontenay-aux-Roses
Reading the €3,787 to €5,111 band is a buyer’s main tool in Fontenay-aux-Roses. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
