Creil, the town
Creil covers 11.1 km², lies between 26 and 129 m above sea level and had 36,301 inhabitants in the 2023 census.
Creil is a French commune situated in the département of Oise and the Hauts-de-France region, in the former province of Picardie. Located in the valley of the Oise, this town of more than 35,000 inhabitants, known as Creillois, is at the centre of the urban unit of Creil, bringing together 120,350 inhabitants in 2015, the largest in the département of Oise. The seat of a royal château in the Middle Ages, Creil developed mainly during the 19th century, thanks to an industry that benefited from the presence of the railway from 1844 onwards and from its proximity to the capital.
A little history
The original site of Creil is an ancient ford on the river Oise, at the level of the île Saint-Maurice, and at the foot of a plateau overlooking the valley. The oldest archaeological traces in Creil are located on the plateau, on the boundary of the commune of Saint-Maximin. A Neolithic settlement has been identified at the site of Canneville, where numerous lithic tools were discovered. Archaeologists believe that this site served as an oppidum during the Gaulish period, dominating the valley of the Oise from the top of the rocky spur.

Selling in Creil
Pricing in Creil starts by placing your property inside the €1,379 to €2,129 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 172 sales a year, Creil absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Creil property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Creil
Reading the €1,379 to €2,129 band is a buyer’s main tool in Creil. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Start with BriveoHow the Creil market is moving
Over the last twelve published months the median apartment price moved by +6.1 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.
No five-year reading is available for Creil. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Nogent-sur-Oise sits 12 % below and Chantilly 126 % above. Those are the gaps a buyer widening their search area actually meets.
