Compiègne [kɔ̃pjɛɲ] is a French commune situated in the département de l'Oise, of which it is one of the sub-prefectures, in the cultural and historical region of Picardie, in the administrative region of Hauts-de-France. The commune is situated to the north-east of Paris. A royal residence since the Merovingians, it is often nicknamed "la Cité Impériale" owing to its past being closely linked to the Second Empire.
A little history
The earliest traces of human habitation on the territory of the present-day commune of Compiègne date back to the beginning of the 5th millennium BCE and continue up to the Roman conquest. During the Gallo-Roman period, Compiègne was a crossing point on the Oise (Isara) connected to the network of secondary roads on the border between the territories of the Bellovaques (Beauvais) and the Suessions (Soissons). A ford was located at the lieu-dit le Clos des Roses between Compiègne and Venette. In the Clos des Roses quarter, the remains of a Roman building were discovered, perhaps a military guard post at the ford.

Selling in Compiègne
Pricing in Compiègne starts by placing your property inside the €1,712 to €2,980 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 548 sales a year, Compiègne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Compiègne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Compiègne
Reading the €1,712 to €2,980 band is a buyer’s main tool in Compiègne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
