Corte, the town

Corte [kɔʁte] (in Corsican, Corti [ˈkɔrti]) is a French commune situated in the departmental constituency of Haute-Corse and the territory of the collectivité de Corse. The town belongs to the piève de Talcini, of which it is historically the chef-lieu, and gives its name to the microregion of the Cortenais. Occupying a central position on the island, Corte is the historic and cultural capital of Corse.
A little history
Corte was, in the 18th century, the political centre of the island. It was the former capital of Corse when the latter was an independent République corse. Seat of the Palazzu Naziunale under Pascal Paoli, it already housed a university at that time, which remains active today. Giovanni della Grossa, who drew his historical information about the earliest times of Corse from chansons de geste or romances, recounts that a Trojan knight called Corso, son of the duke Neupor, who was himself the son of Caro de Troie, king of the Trojans, divided the entire island among the four sons he had by Sica, and his nephew. He made his eldest son Aiazzo king of Ajaccio and of the entire island.

Selling in Corte
Pricing in Corte starts by placing your property inside the €2,041 to €3,414 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 66 sales a year, Corte is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Corte property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Corte
Reading the €2,041 to €3,414 band is a buyer’s main tool in Corte. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

Start with BriveoHow the Corte market is moving
Over the last twelve published months the median apartment price moved by -2.6 %. A move of this magnitude stays within what an ordinary year produces.
No five-year reading is available for Corte. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Ghisonaccia sits 8 % below and Calvi 77 % above. Those are the gaps a buyer widening their search area actually meets.
