Ajaccio, the town
Ajaccio covers 82 km², lies between 0 and 787 m above sea level and had 76,320 inhabitants in the 2023 census. Its inhabitants are called the ajaccien.
Ajaccio (pronounced in French, [aʒaksjo], in Corsican Aiacciu, [aˈjattʃu], in Italian, [aˈjat.t͡ʃo], in the Greek of Cargèse Το Κάστρο, [to ˈkastɾo] or Τ' Αγιάτσο, [t aˈʒjatso]) is a French commune, prefecture of the department of Corse-du-Sud and chief town of Corse. It is situated on the west coast of the island, 390 km from Marseille. Ajaccio had 76,320 inhabitants in 2023, making it the largest town in Corse.
A little history
The diocese of Ajaccio was formed before the 6th century, as evidenced by a letter dated August 601 from Pope Grégoire le Grand to Boniface, described as defender of Corse, asking him to resolve the problem of the diocese, which had been without a bishop for some time. The first Christian buildings date from the same period. The town gradually declined from the 7th century onwards when Corse was united under the aegis of a single bishopric, most likely relocated to the former Roman city of Mariana. It was not until the 11th century, with the privileges granted by popes Grégoire VII and then Urbain II to the bishop of Pise, that the medieval city emerged from its decline with the restoration of the diocese.

Selling in Ajaccio
Pricing in Ajaccio starts by placing your property inside the €2,769 to €4,771 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 782 sales a year, Ajaccio absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Ajaccio property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Ajaccio
Reading the €2,769 to €4,771 band is a buyer’s main tool in Ajaccio. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
