Châtillon, the town

Châtillon covers 2.9 km², lies between 78 and 164 m above sea level and had 36,705 inhabitants in the 2023 census.

Châtillon, formerly Châtillon-sous-Bagneux until 1983, the year in which the elected representatives of the commune reverted to the original name, is a French commune in the département of Hauts-de-Seine in the Île-de-France region, to the south-west of Paris.

A little history

In 1192, under the reign of Philippe Auguste, the name Châtillon appeared for the first time, Castellio meaning small castle in Latin. The location of this castle is unknown. It may have stood on the heights of Châtillon, or perhaps on the site of the old village where the seigneurial farm was located. The seigneury of Châtillon belonged to the abbey of Saint-Germain-des-Prés until 1600, when it was sold to Richard Tardieu. In 1417, Jean, duc de Bourgogne, encamped at Châtillon, remaining there for eight days during which his army pillaged the surrounding villages, before going on to lay siege to Montlhéry.

The studio carries the highest price per square metre and the T5+ the lowest, a gap of 40 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The T3 is what changes hands most often here, with 126 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Châtillon

Pricing in Châtillon starts by placing your property inside the €4,877 to €6,502 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 418 sales a year, Châtillon absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Châtillon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Châtillon

Reading the €4,877 to €6,502 band is a buyer’s main tool in Châtillon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Châtillon market is moving

Over the last twelve published months the median apartment price moved by +5.2 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Châtillon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Rueil-Malmaison sits 2 % below and Neuilly-sur-Seine 85 % above. Those are the gaps a buyer widening their search area actually meets.
