A little history
According to the results of archaeological excavations, the origins of human settlement date back to prehistory. Human presence is thought to be confirmed as early as the Neolithic period, whilst permanent human settlement is believed to have taken place towards the end of the Iron Age. The current département of Eure-et-Loir corresponds to the central part of the territory of the Carnutes, of which Chartres was one of the oppida, known by the name of Autricum. During the Gallo-Roman period, Chartres-Autricum was a major city.

Selling in Chartres
Pricing in Chartres starts by placing your property inside the €1,928 to €2,857 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 635 sales a year, Chartres absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Chartres property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Chartres
Reading the €1,928 to €2,857 band is a buyer’s main tool in Chartres. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Chartres market is moving
Over the last twelve published months the median apartment price moved by +1.5 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Chartres. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Nogent-le-Rotrou sits 55 % below and Épernon 12 % above. Those are the gaps a buyer widening their search area actually meets.
