Carry-le-Rouet (Carri lo Roet in Occitan according to the classical standard, Càrri lou Rouet in Provençal according to the Mistralian standard) is a French commune, situated in the département des Bouches-du-Rhône in the région Provence-Alpes-Côte d'Azur.
A little history
Carry-le-Rouet appears to have attracted people since the earliest times of Mediterranean prehistory. The rock shelters of le Rouet housed nomadic populations approximately 20,000 years ago, during the last glaciations. In 1584, Carry-le-Rouet became a community centred around the concept of a defensive tower. Dependent on Châteauneuf-les-Martigues, the population, divided between farmers and fishermen, found itself under the authority of the seigneurs de Jarente, who built the first château.

Selling in Carry-le-Rouet
Pricing in Carry-le-Rouet starts by placing your property inside the €4,730 to €7,000 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 91 sales a year, Carry-le-Rouet is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Carry-le-Rouet property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Carry-le-Rouet
Reading the €4,730 to €7,000 band is a buyer’s main tool in Carry-le-Rouet. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

No five-year reading is available for Carry-le-Rouet. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
