Beauzelle, the town
Beauzelle covers 4.4 km², lies between 115 and 145 m above sea level and had 8,713 inhabitants in the 2023 census.
Beauzelle is a French commune situated in the north of the département of Haute-Garonne, in the Occitanie region. From a historical and cultural standpoint, the commune lies within the pays toulousain, which extends around Toulouse along the valley of the Garonne, bordered to the west by the coteaux du Savès, to the east by those of the Lauragais and to the south by those of the valley of the Ariège and the Volvestre. Exposed to a modified oceanic climate, it is drained by the Garonne, an arm of the Garonne, the ruisseau de Maltemps and by various other small watercourses, such as the Garossos, which flows into the Garonne almost at the foot of the town centre.
A little history
In 1307, Beauzelle formed part of the seigneurie de Blagnac. Beauzelle derives from the Occitan baouzelle (bausèla), the name of the single thatched cottage which, according to tradition, once stood in the middle of the surrounding forest and served as a stopping point for travellers passing through. Like many communes situated on the outskirts of a large city, Beauzelle underwent a mutation of exceptional scale. In 1886, the village had 254 inhabitants and comprised, in addition to the village proper, the hamlet of la Sur or de Gailhard and a few isolated houses, such as the métairies de Jonca, de Fernier, de Lagorée (or la Gorrée) and de Latché.

Selling in Beauzelle
Pricing in Beauzelle starts by placing your property inside the €2,538 to €3,130 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 83 sales a year, Beauzelle is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Beauzelle property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Beauzelle
Reading the €2,538 to €3,130 band is a buyer’s main tool in Beauzelle. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

No five-year reading is available for Beauzelle. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
