Pontarlier, the town
Pontarlier covers 41.4 km², lies between 811 and 1,320 m above sea level and had 18,067 inhabitants in the 2023 census.
Pontarlier, known in Arpitan Comtois as Pontali and in Franc-Comtois as Pontailie, is a French commune and sub-prefecture of the département of Doubs, in Franche-Comté, in the administrative region of Bourgogne-Franche-Comté. Situated at the heart of the Jura massif, it borders Switzerland and is crossed by the Doubs. The town, which grew up on the plain of Arlier at an altitude of 830 metres, is dominated by the summit of the Grand Taureau, which reaches 1,323 metres.
A little history
From Antiquity, the cluse de Joux, situated 5 km from the town, was known as the main crossing point through the Jura massif. In the early centuries of the Common Era, the future site of Pontarlier lay within the territory of the Séquanes and was called Ariolica. At the centre of the pagus Warasch, subject to Burgundian military authority during the 5th century, Ariolica or ancient Pontarlier established itself as a commercial and trading centre. The town was positioned on a key exchange route linking Italy to the south and Séquanian Gaul to the north, passing through the Alps and the Jura.

Selling in Pontarlier
Pricing in Pontarlier starts by placing your property inside the €2,059 to €3,043 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 312 sales a year, Pontarlier absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Pontarlier property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Pontarlier
Reading the €2,059 to €3,043 band is a buyer’s main tool in Pontarlier. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Over the last twelve published months the median apartment price moved by +5.9 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.
No five-year reading is available for Pontarlier. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Valentigney sits 66 % below and Métabief 36 % above. Those are the gaps a buyer widening their search area actually meets.
