Lisieux, the town

Lisieux covers 13.1 km², lies between 32 and 152 m above sea level and had 19,645 inhabitants in the 2023 census.

Lisieux is a French commune situated in the Calvados department in the Normandie region, with a population of 19,645 inhabitants known as Lexoviens and Lexoviennes. Lisieux is the capital of the pays d'Auge, a region characterised by its valleys and bocage.

A little history

Lisieux was the former capital of the Gaulish people, the Lexovii. Caesar mentions, in his work Commentaires sur la guerre des Gaules, a Gaulish oppidum. It has been located at the lieu-dit le Castellier (commune of Saint-Désir), 3 km to the south-west of the town. Its fortified enclosure surrounded an area of 200 hectares, a considerable extent for the time.

Selling in Lisieux

Pricing in Lisieux starts by placing your property inside the €1,396 to €2,085 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 272 sales a year, Lisieux absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Lisieux property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Lisieux

Reading the €1,396 to €2,085 band is a buyer’s main tool in Lisieux. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
