Les Rousses, the town
Les Rousses covers 38 km², lies between 720 and 1,300 m above sea level and had 3,740 inhabitants in the 2023 census.
Les Rousses is a French commune situated in the département du Jura, in Franche-Comté, in the administrative region of Bourgogne-Franche-Comté. Situated in the Haut-Jura, on the border with Switzerland, it is the principal commune of the station des Rousses, an alpine ski domain made up of Les Rousses, Bois-d'Amont, Lamoura and Prémanon. Its inhabitants, known as the Rousselands, numbered 3,740 in 2023.
A little history
A land of pastures and summer grazing, the town itself only came into being at the start of the 16th century when agricultural techniques and the widespread use of the scythe made it possible to harvest enough grass to feed livestock during the long winter months. A chapel appeared at the end of the 16th century and a parish was created in 1612, whilst a new community, Bois-d'Amont, would be formed by separation in the middle of the 18th century. The first inhabitants settled along the natural communication route that crosses the Jura range and which, via the col de la Givrine, provides a relatively easy access to the Lake Geneva basin and the Swiss Moyen-Pays.

Selling in Les Rousses
Pricing in Les Rousses starts by placing your property inside the €2,929 to €3,869 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 109 sales a year, Les Rousses is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Les Rousses property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Les Rousses
Reading the €2,929 to €3,869 band is a buyer’s main tool in Les Rousses. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
