Granville, the town
Granville covers 9.9 km², lies between 0 and 67 m above sea level and had 12,510 inhabitants in the 2023 census.
Granville (pronounced [ɡʁɑ̃vil]) is a French commune in the département of la Manche in Normandie, with a population of 12,510 inhabitants. It is a seaside and climatic resort on the bay of Mont-Saint-Michel at the tip of the Côte des Havres. It is also a former cod-fishing port.
A little history
The bay of Mont-Saint-Michel, Granville and the island district of Chausey are said to have been encompassed within the mythical forest of Scissy, according to the legend swallowed up in 709. Granville, in the heart of the land, would then have become, like Dinard or Saint-Malo, a coastal town under the name of Roque de Lihou. Some historians and geographers of the past attempted to link Granville to Grannonum - Grannona, a place name attested in the Notitia dignitatum relating to the Litus Saxonicum of the late Roman Empire, tribunus cohortis primae novae Armoricanae, Grannona in litore Saxonico.

Selling in Granville
Pricing in Granville starts by placing your property inside the €2,831 to €4,424 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 277 sales a year, Granville absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Granville property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Granville
Reading the €2,831 to €4,424 band is a buyer’s main tool in Granville. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Granville market is moving
Over the last twelve published months the median apartment price moved by +7.1 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.
No five-year reading is available for Granville. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Saint-Lô sits 58 % below and Saint-Pair-sur-Mer 8 % above. Those are the gaps a buyer widening their search area actually meets.
