Danjoutin, the town

Danjoutin covers 5.7 km², lies between 342 and 427 m above sea level and had 3,519 inhabitants in the 2023 census.

Danjoutin is a French commune situated in the département of Territoire de Belfort, the cultural and historical region of Franche-Comté and the administrative region of Bourgogne-Franche-Comté. Its inhabitants are called the Danjoutinois.

A little history

The village of Danjoutin appears to have developed at the crossroads of two Roman roads, one of which headed northwards along the left bank of the Savoureuse coming from Trévenans, and the other coming from Banvillars via Bavilliers. Remains from that period were discovered in the 19th century, suggesting the existence of a villa on this site. In the 12th century, Damjustin was the chief town of the "mairie" of l'Assise-sur-l'Eau (attached at that time to the prévôté of Belfort), which also comprised Andelnans, the hamlet of Leupe which now forms part of Sévenans, Moval, Trétudans and Dorans.

Selling in Danjoutin

Pricing in Danjoutin starts by placing your property inside the €1,021 to €1,529 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 46 sales a year, Danjoutin is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Danjoutin property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Danjoutin

Reading the €1,021 to €1,529 band is a buyer’s main tool in Danjoutin. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Danjoutin market is moving

Over the last twelve published months the median apartment price moved by -6.1 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.

No five-year reading is available for Danjoutin. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Beaucourt sits 30 % below and Essert 36 % above. Those are the gaps a buyer widening their search area actually meets.
