Bonsecours, the town

Bonsecours covers 3.8 km², lies between 2 and 157 m above sea level and had 6,442 inhabitants in the 2023 census.

Bonsecours is a French commune situated in the département of Seine-Maritime in the Normandie region. It is known in the Rouen conurbation for the panorama it offers over the "ville aux cent clochers", as well as for its important basilique.

A little history

Bonsecours is built on the site of the former monastère Sainte-Catherine which was a place of residence for kings, notably during the wars between the king of France and his vassal, the duc de Normandie. Hugues de Blosville (active in the 15th century), who was one of the favourite authors of Charles d'Orléans, was in fact Hugues de Saint-Maard, vicomte de Blosville. The camp de Sainte-Catherine, in fact the château de Thuringe, was occupied in 1592 by Henri IV. The pilgrimage to Notre-Dame de Bonsecours, attested as early as the 14th century, is said to have developed principally after the disappearance in 1597 of the abbaye de Sainte-Catherine.

Selling in Bonsecours

Pricing in Bonsecours starts by placing your property inside the €1,791 to €2,750 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 100 sales a year, Bonsecours is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Bonsecours property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Bonsecours

Reading the €1,791 to €2,750 band is a buyer’s main tool in Bonsecours. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Bonsecours market is moving

Over the last twelve published months the median apartment price moved by +3.3 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Bonsecours. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Elbeuf sits 45 % below and Rouen 25 % above. Those are the gaps a buyer widening their search area actually meets.
