A little history

From the late La Tène period (1st century BC in Gaul), traces of agricultural activity can be found on the commune of Mont-Saint-Aignan. Excavations carried out as part of the road bypass (of Bois-Guillaume) uncovered four Gaulish and Gallo-Roman settlements linked to the development of the rural territory, among which the site of les Bouillons can be found today. In 933, Guillaume Ier Guillaume Longue Epée left the town of Rouen with his followers to settle on a hill known as Le Mont aux Malades.

Selling in Mont-Saint-Aignan

Pricing in Mont-Saint-Aignan starts by placing your property inside the €1,650 to €2,716 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 307 sales a year, Mont-Saint-Aignan absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Mont-Saint-Aignan property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Mont-Saint-Aignan

Reading the €1,650 to €2,716 band is a buyer’s main tool in Mont-Saint-Aignan. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
