La Bresse, the town
La Bresse covers 57.9 km², lies between 580 and 1,363 m above sea level and had 3,853 inhabitants in the 2023 census.
La Bresse is a mountain commune situated in the north-east of France, in the département des Vosges, in Lorraine, in the Grand Est administrative region. It is the centralising office of the canton de la Bresse. It is renowned for its mountain activities and its winter sports resorts, in particular La Bresse-Hohneck, the largest and highest ski resort in the massif des Vosges, its highest point being at an altitude of 1,350 m.
A little history
Christianised from the 7th century onwards, the upper valley of the Moselotte served very early on as a forest passage linking the Lorraine and Alsatian religious establishments, notably the Abbaye de Remiremont and the Abbaye de Munster. A legend claims that Charlemagne came to hunt at Cornimont. Little by little, communities of shepherd-clearers settled and developed new sites and upland pastures. Communities from Alsace, notably from the vallée de Munster, leased (admodiated) from the ducal authority certain chaumes situated on the Lorraine side. These pastures are recorded as "admodiated to the Munsterians" at least until 1571.

Selling in La Bresse
Pricing in La Bresse starts by placing your property inside the €1,803 to €3,054 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 106 sales a year, La Bresse is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your La Bresse property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in La Bresse
Reading the €1,803 to €3,054 band is a buyer’s main tool in La Bresse. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the La Bresse market is moving
Over the last twelve published months the median apartment price moved by -21.4 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.
No five-year reading is available for La Bresse. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Neufchâteau sits 70 % below and Gérardmer 13 % above. Those are the gaps a buyer widening their search area actually meets.
