An online valuation gives an instant, free range from statistical data, useful to get your bearings. An agency's opinion of value, free of charge, refines the price after a visit. An independent professional's appraisal, paid for, produces a detailed, reasoned report, useful for official use or in the event of a dispute.

The online valuation: fast but general

Online valuation tools rely on transaction databases and statistical models to propose a price range in seconds. They are free, immediate and perfect for getting an initial order of magnitude before any project.

Their limitation is structural: an algorithm does not visit the property. It perceives neither its actual condition, nor the quality of materials, nor the light, nor facing views, nor noise nuisances. The proposed range is therefore wide and must be refined. It does not replace a human eye on the ground.

The agency's opinion of value: free and concrete

The opinion of value, often loosely called an "estimate", is carried out free of charge by an estate agent who visits the property. It combines market data with direct observation: condition, layout, aspect, strengths and weaknesses.

This service is free because it is part of a commercial logic: the agent hopes to secure the sale mandate. It is a valuable and reliable tool for setting an asking price, provided you cross-check several opinions to avoid deliberately optimistic valuations meant to win over the seller.

The property appraisal: paid for and detailed

The appraisal is carried out by a property valuer, an independent professional. It results in a written, detailed and reasoned report, which sets out the method chosen, the comparables used and the adjustments applied. It is paid for, the fee depending on the property's complexity.

The appraisal is particularly useful when the value must be justified or may be challenged: inheritance, gift, division on divorce, dispute, contribution to a company, or a real estate wealth tax (IFI) declaration. Its strength lies in its reasoned nature and in the independence of its author, who has no interest in the transaction.
